Calculate an offer for your new mortgage

You must finance at least 20% of the property's value yourself. At least half of this must be assets that do not come from your occupational pension provision. For example, if a property costs CHF 800,000, you would have to finance CHF 160,000 yourself. This serves as collateral for the bank.

The money can come from many different sources, for example:

• Money in your account and savings
• Interest-free loans from parents or relatives
• Advances on inheritance and gifts
• Securities
• Building land unencumbered by a lien
• Money from the second and third pillars

As a rule of thumb for calculating affordability, the monthly costs for your own home should not exceed 33% of your gross income. This is the only way to ensure you can finance your property in the long term. Monthly costs include:

• Imputed mortgage interest
• Any amortization payments
• Maintenance costs and incidental expenses

The imputed mortgage interest rate is based on a long-term average interest rate of 5%.
