You can then choose the proposition that best suits your needs and, if needed, adjust it further. You save the funds in line with your real estate budget by making monthly transfers to a real estate account of your choosing. All bills related to your real estate are settled from this account, separately from other expenses. This gives you a clear view of your real estate costs at all times.

You can convert a personal account into an Immo-Smart account yourself. During activation in E-Banking, you can choose whether to open a new Immo-Smart account or convert an existing personal account.

Which reserves are taken into account by UBS Immo-Smart?

UBS Immo-Smart covers all important monthly real estate costs:

Mortgage interest: The effective interest rates applicable to your financing.
Amortizations: Contractually agreed repayments.
Ancillary costs: Recurring expenses such as heating costs.
Maintenance and renovation: Budget to replace a device, for example.
Reserves: Your individual savings for unexpected expenses or future housing dreams.

Costs such as taxes, interest on building rights or insurance premiums are excluded.
