The key interest rate set by the Swiss National Bank (SNB) currently stands at 0%. Following the series of interest rate cuts started by the SNB in 2024 and completed in mid-2025, the key interest rate has since remained stable. This is primarily due to the significant decline in inflation, which has been back in the price stability range since mid-2023 – i.e. between 0% and 2%.
The key interest rate is the interest rate through which central banks influence the behavior of commercial banks. After all, banks also have to keep borrowing money. The level of the key interest rate therefore has a significant impact on the level of mortgage interest rates.
Status as per 19 March 2026
At the start of the month, yields on Swiss government bonds rose significantly after trading sideways in February. This rise in interest rates, triggered by the conflict in Iran, was also reflected in fixed-rate mortgages.
The U.S. and Israel intervened, prompting Iran to attack its neighboring countries. Oil shipments through the Strait of Hormuz – the world’s most important (maritime) transport route for oil and gas – came to a standstill. As a result, oil and gas prices rose sharply, bringing back memories for investors of 2022, when rising energy prices led to significantly higher inflation. Back then, central banks raised key interest rates, leading to a noticeable rise in long-term interest rates.
Should the conflict in the Middle East drag on for several months and energy prices remain high, inflationary pressure could intensify once again. This would diminish U.S. President Trump’s chances of winning the U.S. midterm elections in the fall. Higher oil prices typically lead to rising gasoline prices, a development that is not well received by U.S. voters. It would therefore be advantageous for Trump if energy prices stabilized and inflation did not rise again.
The Swiss National Bank (SNB) does not expect a strong acceleration in inflation. At its monetary policy assessment on 19 March, it therefore decided to keep key interest rates at 0 percent. We share the SNB’s assessment and do not anticipate any change in monetary policy over the next twelve months. As long as the SNB maintains its zero-interest-rate policy, interest rates are likely to remain very low by historical standards. SARON-based mortgage rates are likely to move sideways.

Inflation reached over 3 percent at the end of 2022 and in early 2023. Interest rates also rose at the same time, leading to higher mortgage rates. As a rule, the higher the interest rate on bonds, the higher the mortgage interest.
Inflation has now fallen below 1%. This has allowed the SNB to significantly reduce the key interest rate, which is also reflected in much lower mortgage interest rates – both at the short end and at the long end of the interest curve.

Your personal mortgage profile describes your risk capacity and your risk tolerance.
