Following the merger of the three real estate funds UBS LivingPlus, UBS Hospitality and Residentia effective 30 September 2026, units of the merged UBS LivingPlus are traded on the SIX Swiss Exchange for the first time today. The merger was implemented retroactively as of 30 June 2026.
The result is a broadly diversified Swiss real estate fund that invests specifically in residential and living spaces designed for a changing demographic structure:
Total assets exceeding CHF 4 billion
Broadly diversified portfolio comprising 154 properties across Switzerland
Investments across all residential use categories (traditional housing, retirement and senior living, as well as student and short-stay accommodation)
Thanks to direct property ownership, dividends are tax-free for investors domiciled in Switzerland.

Broad diversification across housing types and regions
The combination of the three predecessor funds has created a broadly diversified portfolio covering different housing needs and stages of life. It includes traditional residential properties as well as retirement and senior living, care and healthcare properties, student accommodation, furnished housing and multigenerational concepts. Traditional housing accounts for approximately 42% of the portfolio, retirement and senior living for around 15%, and student and short-stay accommodation for around 9%. For operator-managed properties, the fund works with established partners. Across the portfolio, the weighted average unexpired lease term (WAULT) exceeds ten years, supporting stable rental income over the long term. The fund also remains broadly diversified across regions, with a continued strong presence in Ticino.
