Generating higher returns in real estate

The global real estate investment landscape is undergoing a significant transition. Following an extended period of ultra‑low interest rates, higher financing costs and more attractive fixed income yields have reshaped the risk‑return dynamics facing investors. In this environment, generating higher returns from real estate increasingly requires a selective, flexible and opportunity‑driven approach.

Investors are placing greater emphasis on strategies that go beyond traditional stabilized assets. Opportunities to enhance returns are emerging through refurbishment, repositioning and development, as well as through selective exposure to sectors undergoing structural change. Market dislocation, refinancing pressure and shifts in debt availability can create pricing inefficiencies, particularly when owners are forced to sell assets to meet capital or covenant requirements.

Many properties affected by the pandemic and subsequent interest rate hikes have experienced periods of underinvestment and constrained capital expenditure. These conditions can create opportunities to acquire assets below fundamental value or replacement cost, with potential for income growth and capital appreciation through active management. Structural themes are further contributing to performance divergence across sectors such as digital infrastructure and the expansion of AI.

How investors access these opportunities is an important consideration. Co‑investments are increasingly used by sophisticated investors to gain targeted exposure to individual assets or portfolios alongside experienced general partners. Such structures can offer enhanced transparency and tailored investment terms. The role of specialist and local managers is particularly relevant, as their market knowledge, agility and execution capabilities may support asset‑level value creation when combined with robust due diligence and governance.

At the portfolio level, dispersion in returns across countries, sectors and assets has increased, reinforcing the importance of market selection and bottom‑up asset analysis. As global real estate markets move through the early stages of recovery following the valuation correction that began in 2022, timing and vintage are becoming increasingly relevant to investment outcomes.

Overall, navigating the current cycle calls for disciplined execution, thoughtful partner selection and a strong focus on fundamental value. Investors who combine strategic insight with operational expertise may be better positioned to manage risk and pursue improved long‑term outcomes in a changing real estate environment.
