Uncertainty to opportunity

2025 was a year of significant uncertainty, fueling recessionary fears and caution in investing. Global economic and geopolitical uncertainty led to market volatility. This year, we begin by reviewing the impact and how the real estate market is being affected.

A key question we explored last year was whether real estate was poised for a rebound in 2025. We answered yes and we did see capital values edge higher, led by Europe, although recovery lagged as investor sentiment remained subdued due to uncertainty, a point we assess later in one of our questions for this year.

We also discussed the use of active asset management and how investing in alternative real estate sectors benefits investors. We believe our perspective was valid, as these strategies have tended to prove resilient and countercyclical.

Looking ahead to 2026, our top ten questions focus on the outlook for real estate and its current attractiveness as the market continues its recovery.

We delve into the office sector and the transformative impact of AI, assess prospects for the residential market, and provide an in-depth analysis of Swiss real estate. Additionally, we explore operational risks in niche sectors and identify emerging opportunities in real estate debt. We hope you find our insights helpful as you navigate 2026.
