What mortgage product should I choose?
If you extend your mortgage online, you can choose from various mortgage products. Which option is right for you depends on how much predictability or flexibility you want when it comes to your future mortgage payments.
Fixed-rate mortgage
A fixed interest rate for a fixed term ensures predictable costs and gives you more security. With a fixed-rate mortgage, the interest rate is based on the Swiss National Bank’s (SNB) key interest rate on the one hand and on the term of your mortgage on the other. Depending on the interest rate environment, long-term fixed-rate mortgages often have a higher interest rate than short-term ones. This may change if an interest rate cut by the SNB is expected. In that case, long-term fixed-rate mortgages are sometimes slightly cheaper than short-term ones. In addition, the bank assumes a greater interest rate risk with a ten-year fixed-rate mortgage than with a five-year one. In other words, long-term protection against interest rate fluctuations does not come for free.
SARON mortgage
Unlike a fixed-rate mortgage, the interest rate on SARON mortgages is based on the SARON (Swiss Average Rate Over Night) and is variable. This reference interest rate is calculated and published daily by SIX after the close of trading. For the mortgages themselves, the Compounded SARON is the determining factor. This is the quarterly average of the SARON. Mortgage lenders therefore update the interest rate on a SARON mortgage every three months.
Important: If interest rates fall and the SARON rate is negative, mortgage lenders will still charge the agreed mortgage margin, which is set before the contract is signed.
SARON Flex mortgage
The UBS SARON Flex is your best option for maximum flexibility. This product is based on the SARON mortgage and offers you additional benefits for an extra fee. You benefit from a short notice period of one month and can flexibly reduce your outstanding balance once per quarter.
Can I make changes to my mortgage when extending online?
Online extension is only available for your existing mortgage structure. Please contact your client advisor if you want to:
- Change your amortization schedule
- Modify your tranche structure
- Increase the size of your mortgage
These adjustments cannot currently be carried out online. Your client advisor will be happy to assist you via Digital Banking.
What term should I choose when extending my fixed-rate mortgage?
When you choose a fixed-rate mortgage, you must also choose a term, which determines for how long the rate will remain unchanged.
- Longer terms make it easier to plan ahead, as the interest rate is set over a longer period.
- Shorter terms offer more flexibility and allow you to react to changes in the interest rate sooner.
- Multiple tranches with different terms can help to combine stability with flexibility.
Choose a term that fits your financial planning and future goals.
