The communal roof terrace offers views over Seefeld
The new apartments have a well-thought-out room layout

With the comprehensive renovation and conversion of the property at Mainaustrasse 30, the UBS «Swissreal» real estate fund is sending a strong signal for sustainable urban development and contemporary living space.

The building, built in 1957 as the “Mainauhof”, was used by a single tenant for many years. When the lease expired, the opportunity arose to reposition the property. After careful consideration of various options, the decision was made in favor of a complete renovation with conversion into apartments from the second floor upwards. The office and commercial space will remain on the first floor and second floor.

Living with style and a lake view

The new apartments offer a well-thought-out room layout with modern kitchens, high-quality bathrooms and loggias from 3.5 rooms upwards. A special highlight is the communal roof terrace with an area of 84 m2 – a meeting place with a view over the Seefeld and even partially over Lake Zurich. The apartments appeal to a broad target group: from singles and couples to families.

Focus on sustainability and quality

Sustainability requirements played an important role in the renovation. A heat pump ensures an efficient energy supply, new windows improve the energy balance, and the retention of durable materials, such as the natural travertine stone on the façade, underline the quality standards. The flexible floor plan design and solid construction enable long-term use with a low risk of vacancy.

Urban and close to nature

The micro-location could hardly be better: just a few minutes’ walk from the lakeshore, with a direct streetcar connection to the main railway station and Stadelhofen station, the property is located in a quiet but central corner of Seefeld. The district is known for its charming mix of historic and modern architecture, its boutiques, cafés and cultural offerings.

Facts & Figures:

  • Construction time: February 2024 to June 2025
  • Occupancy rate: 100%
  • Investment volume: approx. CHF 8 million

With the “Mainauhof” project, UBS «Swissreal» has not only created attractive living space in one of Zurich’s most sought-after districts, but has also positioned the property in a future-proof and sustainable way. The renovation will bring about a technical and energy-efficient modernization, increase the market value and reduce the risk of vacancy – a benefit for the city, residents and investors. The conversion strengthens the earning power of the property and fits in with UBS’s «Swissreal» fund strategy: sustainable growth from the existing portfolio, targeted rejuvenation and strengthening of the regional heavyweight Zurich.1
