The project is characterized by a clear architectural design, a sustainable construction method and a balanced mix of apartments that is tailored to different living requirements.

New housing offer in the Hochbord development area

UBS «Sima» developed the project as part of a study contract in collaboration with the city of Dübendorf. The property comprises a total of 228 rental apartments, ranging in size from 1.5 to 5.5 rooms, as well as 396 m² of retail space on the first floor. The 150 parking spaces are located in an underground parking garage.

The apartments are aimed at a broad target group – from individuals to couples and families – and the apartment mix is correspondingly diverse, offering both compact units and larger apartments with several rooms. This segmentation enables flexible use and contributes to the social mix within the development.

Architecture, living comfort and location quality

The floor plans of the apartments are functional and contemporary in design. First floor apartments have terraces with a high quality layout, while the upper floors have spacious balconies. The façades are clearly structured and conservative in design, giving the ensemble a calm and modern appearance. The landscaping with a green inner courtyard creates additional recreational areas and enhances the quality of life in an urban context.

Dübendorf is one of the few development areas in the greater Zurich area that allows for urban densification with good accessibility. The long-term quality of the location is rated as above average – both in terms of transport links and urban development prospects.

Sustainable construction

The property is certified with the SNBS Gold* sustainability label. The energy is supplied entirely from renewable sources – including heat pumps in combination with energy piles, which work in a similar way to geothermal probes, with the pipes embedded directly in concrete. The system is supplemented by a FEKA system that extracts heat from the wastewater and feeds it to the heat pump. The concept also includes a photovoltaic system with a storage solution, the use of recycled concrete (Zirkulit), modern building technology and targeted measures to promote biodiversity. The project thus contributes to the fund’s high sustainability requirements.
