With the new replacement building on Anna-Heer-Strasse / Steinkluppenweg in Zurich, UBS «Sima» has successfully completed a new, future-oriented residential construction project.



The existing property from 1950 was replaced by three modern buildings that meet today’s architectural and energy requirements.
New housing offer realized in Zurich’s District 6
The new development comprises 81 apartments spread over three almost identical buildings with a modular construction. The apartments are divided into 2.5- to 4.5-room apartments. All units have a balcony or seating area, the attic apartments have terraces of up to 36 m². The floor plans were designed to be efficient and use-oriented, with a spacious living and dining area. The residential offering was supplemented by a communal room and a parking garage with 79 parking spaces and additional above-ground visitor parking spaces. Around 30% of the parking spaces were equipped with dynamic electric charging stations, while the rest were prepared for retrofitting at a later date.
Sustainable construction and technical innovation
The buildings were certified according to the SNBS Gold* standard. The energy supply and hot water are provided entirely from renewable sources: the heating and cooling capacity is generated by eleven geothermal probes with heat pumps, supplemented by a natural cooling system for regeneration in summer.
A full-surface photovoltaic system was installed on the roof surfaces. The electricity generated is used for the technical systems and common areas and surplus energy is fed into the grid. The landscaping is based on native plant species and has been awarded the Biodiversity Plus certificate* by the Stiftung Natur & Wirtschaft (Nature & Economy Foundation). The buildings were constructed using a timber hybrid construction method with a high degree of prefabrication. The façades were fitted with non-combustible thermal insulation with timber cladding. The apartments were fitted with sealed parquet flooring, glazed exposed concrete and porcelain stoneware in the bathrooms/WC’s. The kitchens and technical facilities meet a sustainable standard in line with the market.
Attractive location
The property is located in the popular District 6 region, close to the Milchbuck and Hirschwiesenstrasse traffic junctions. It is well connected, with several streetcar and bus lines in the immediate vicinity. The Irchelpark recreational area, shopping facilities, schools and the University of Zurich are all within walking distance.
With the replacement building project on Anna-Heer-Strasse, the UBS «Sima» real estate fund has realized another example of growth from the existing portfolio and the targeted rejuvenation of the portfolio. The investment made it possible to transform a property in need of renovation into a marketable, sustainable residential property with a high level of innovation. After a detailed analysis of various options, a replacement building was preferred over a renovation, as this allowed for the creation of 37 additional apartments. The project shows that sustainability and economic efficiency are not mutually exclusive, but rather contribute together to successful development. It strengthens the position of UBS «Sima» in the Zurich urban area.1
