The property with a total of 40 apartments offers a contemporary fit-out standard

The property at Chemin du Croissant 2+4 in the commune of Vernier (GE) was completed in October 2025 and complements the Concorde district with a contemporary residential offering. All 40 apartments were successfully let from 1 October, 2025.

Contemporary living with a well-thought-out structure

The property comprises two building entrances with a total of 40 apartments spread over six standard floors and one attic floor. The apartments on offer range from compact 2-room units to classic 3-room and spacious 4-room apartments. All units have an outdoor space – either as a seating area on the first floor, a balcony on the upper floors, or a terrace on the attic floor.

Funding models and rent pricing

Of the total of 40 apartments, 29 are subject to the “Zone de Développement Locatif” (ZDLoc) regime, while eleven units are assigned to the “Habitation Mixte” (HM) model. Both funding regimes provide for a rent cap over a defined period – ten years for HM and 25 years for ZDLoc. In the first ten years, the average rent is around the 70% quantile, before gradually rising to 80% of the market level from the tenth year onwards.

Comfort and infrastructure

The buildings are Minergie-P certified* and offer a contemporary fit-out standard. The two basement levels contain utility rooms, cellars, laundry rooms and a parking garage with 21 parking spaces and seven motorcycle parking spaces. Access is underground via a communal plot. Once all four buildings in the district plan have been completed, the Chemin du Croissant will be largely traffic-free, which will further enhance the quality of living. The landscaping includes communal green spaces with trees, playgrounds, outdoor furniture and access paths.

Energy efficiency and sustainable design

Sustainability requirements were given high priority in the new construction. The connection to the district heating network, which is supplied with around 80% renewable energy, forms the basis for a resource-saving heat supply. In addition, a photovoltaic system on the roof generates electricity. The solar power produced is not only used for common areas and technical systems, but is also made directly available to the residents. This is made possible by a self-consumption group (ZEV) – a model established in Switzerland that makes the shared use of locally generated electricity efficient and future-oriented. Some of the hot water is heated using heat recovery from the exhaust air.

Green surroundings

The landscaping was implemented in accordance with the specifications of the Concorde district plan and offers residents an attractive outdoor space with the option of cultivating vegetable gardens in allocated areas. Only native plants were used, and the existing vegetation was largely preserved. Covered bicycle parking spaces and a nearby collection point for used glass, cardboard and garbage are available for tenants.

With “LUNE”, we are not only creating attractive living space, but also making an active contribution to urban development in Vernier. At the same time, the project shows how ecological responsibility and economic viability can be successfully combined in real estate development.

Architectural embedding and urban location

The architecture of the new building is modern and conservative. The buildings blend harmoniously into the urban environment and contribute to the transformation of the former single-family home district. The façade along the railway line was fitted with soundproofed windows and ventilation openings to ensure noise protection.

With around 35,000 inhabitants, Vernier is the second largest town in the canton of Geneva and is located to the north-west of the city center. The micro-location in the Concorde district offers good accessibility: there are two bus stops within a short walking distance and Geneva-Cornavin railway station can be reached in around 15 minutes. Shopping facilities, schools and local recreational areas such as the planned “voie verte” are also in the immediate vicinity.
