The project, realized by the CSA Real Estate Switzerland investment group, marks a significant milestone in the urban development of the Valais capital. Seven modern buildings have been created on an area of over 16,000 m2, combining living, working, shopping, culture, gastronomy and hotels in a forward-looking mix of uses.

A multifunctional district with a central location

Just a few steps away from the train station, “Cour de Gare” offers a direct connection to public transport and strengthens Sion’s role as a regional center. The proximity to the train, bus and streetcar makes the district particularly attractive for people who live, work or visit here. In addition, a bicycle station, reduced parking facilities and new pedestrian connections promote soft mobility. A newly built pedestrian tunnel and a new footbridge will connect the district directly with the university campus opposite and create an important urban bridge between two dynamic districts.

Diverse uses for a vibrant city

The project comprises a total of 302 apartments, around 10,000 m2 of office space, as well as modern retail and restaurant space and a hotel with 122 rooms. A concert and congress hall also expands the cultural offering and was transferred to the city of Sion in the form of condominium ownership. The modular design of the commercial space allows for flexible use and promotes synergies between companies, service providers and educational institutions. More than 70% of the commercial space on the first floor was already let at the time of opening – a clear sign of the high demand and the attractiveness of the location.

Sustainable thinking

All buildings were designed in accordance with the Minergie-P-Standard1 and meet the highest requirements for energy efficiency and ecological construction. “Cour de Gare” is heated by a district heating system that uses the hydrodynamic energy of the Rhone – an important contribution to the energy transition in the region.

Driving force for the city and region

“Cour de Gare” is more than just a real estate project – it is a symbol of change and the future orientation of the city of Sion. The establishment of the École polytechnique fédérale de Lausanne (EPFL) and other academic institutions in the south of the city, as well as the planned gondola lift to the “4 Vallées”, will further strengthen the region.

The architecture of “Cour de Gare” combines modernity with functionality. Bright apartments, spacious office areas and a well-thought-out mobility concept make the district a lively place for people with different needs. The variety of apartment sizes takes into account different living models – from singles to families and commuters.

With “Cour de Gare”, Sion has gained a new urban heart – a place that not only connects and strengthens the city spatially, but also economically and culturally.

The project also contributes to the economic momentum of the region and increases the visibility of the investment group as an active developer.1

Only tax-exempt pension schemes domiciled in Switzerland are admitted as direct investors in accordance with the investment foundation’s charter.
