Living and working at a central location on Bahnhofstrasse

The existing commercial property will be replaced by a new building, as it no longer meets today’s requirements in terms of use and building structure. With this step, UBS AST-IS creates the foundation for a long-term and future-proof use of the site in the immediate vicinity of Burgdorf railway station.

Replacement building with mixed use

The project envisages a complete redevelopment with optimal use of floor space and building height. Flexible office, retail or small commercial spaces will be created on the ground floor, while 25 apartments and studios will be realised on the upper floors. The new building thus combines residential and working uses and contributes to the revitalisation of the area around the station.

Urban living with a focus on sustainable mobility

The new building features a differentiated mix of apartments, with a focus on small units and shared living arrangements. The offering is aimed in particular at commuters who value short distances and excellent access to public transport.

Due to the tight plot situation and the direct location next to the railway station, the project deliberately forgoes underground parking spaces. This approach supports a form of use with reduced private car traffic and reflects changing mobility needs in urban living concepts.

Qualitative densification: in dialogue with the municipality and expert committee

Project development took place in close coordination with the municipal advisory committee for construction and outdoor space design. Based on the architectural quality and the central location, the municipal council approved two additional full stories. This decision allows for higher building density without losing sight of the urban planning framework conditions.

The project thus stands as an example of quality-oriented inner development, in which densification, design and integration into the existing urban fabric are carefully aligned.

The new construction project on Bahnhofstrasse in Burgdorf strengthens the residential portfolio of UBS AST IS in a well-connected location. The project represents quality-oriented development in close dialogue with municipal bodies and complements the portfolio with demand-oriented residential space in a regional centre.1
