A strong signal for age-appropriate living

With the “Dreiklang” new construction project in Lausen (BL), the UBS «Anfos» real estate fund has realized a future-oriented investment that is specifically geared towards the growing demand for age-appropriate living space. The retirement home is part of a newly developed district near the railway station and was completed in autumn 2025. The property comprises four detached buildings with a total of 34 senior apartments, 40 care rooms, commercial and restaurant space and 60 parking spaces.

The project was realized on a site that was previously held by a community of heirs and has now been transformed into a modern, mixed-use development. The retirement home forms the publicly accessible and assisted part of the neighborhood and complements the surrounding residential buildings in a meaningful way.

Living with care and comfort

The apartments offer a well thought-out room layout, modern kitchens and disabled-accessible bathrooms. All units are tailored to the needs of older people. The care rooms are organized in three groups, and most of them have balconies or loggias. The offer is complemented by common rooms, a publicly accessible cafeteria, administrative areas and service rooms for hairdressing, physiotherapy and podiatry.

The retirement home was let in its entirety to Senevita AG, an experienced operator of retirement and care facilities. The rental contract was concluded for 15 years and is 100 percent index-linked. The long-term commitment to a tenant with a strong credit rating ensures stable returns and a high degree of planning reliability.1

Sustainability and district development

The property is located in a quiet residential and commercial area, just a few minutes’ walk from Lausen train station. The micro-location suits the realized use concept – with good accessibility, proximity to shopping facilities, and an attractive environment.

Thanks to the underground parking, the development is largely traffic-free, and thus offers high quality livability in the outdoor spaces. Heat is generated by geothermal probe heat pumps, supplemented by a photovoltaic system on the flat roofs. The entire facility was built to the Minergie standard* and meets the highest requirements for energy efficiency and environmental compatibility.
