Direct Residential1 completes its capital
increase fully subscribed! | |
The
capital increase for UBS Direct Residential, which took
place between 21 and 29 October 2021, has been fully placed.
All new units were fully subscribed, with the fund receiving
new equity of approx. CHF 97 million. The activities of the
recent months in strong locations in the regions of Basel,
Baden, Lausanne and Zurich, highlight the portfolio’s ongoing
growth. | |

residential and living space. The fund’s ethos is to
invest directly in residential buildings and to create a
high-quality and diversified portfolio. Its investments are
concentrated in selected conurbations throughout Switzerland.
The portfolio is currently worth CHF 800 million and comprises
77 properties. | |

«Metropol»
in Wetzikon – residential and commercial project acquired for
UBS «Sima»1 | |
In
mid-September, UBS «Sima» acquired another attractive
new construction project with an investment amount of approx.
CHF 142 million. The planned «Metropol» project is located
between Bahnhofstrasse and Tödistrasse and occupies a central
position in Wetzikon. With the planned demolition of the
existing building complex and the construction of a
contemporary building (in two phases), the property/location
will be repositioned as a center right in the heart of
Wetzikon. The properties at Bahnhofstrasse 105, 107, and 115
will be retained and partially renovated. The lower floors
will help revitalize Bahnhofstrasse with their public focus
and commercial uses including shops, gastronomy, and services.
The residential buildings above will contain a wide range of
apartment types. Works will start this winter and are expected
to continue until autumn 2025 (first phase autumn
2023). | |
UBS
Direct Urban1 acquires a property
portfolio in German-speaking Switzerland

The
portfolio includes a mix of central and inner-city locations
and boasts different building types: from an old-town property
to a modern, light-flooded building. The main use of the
properties is commercial (retail and office), supplemented by
a residential share of close to 10%. Most of the commercial
space is let on the long contracts. The successful completion
of this transaction will support UBS Direct Urban on
its strategic growth path. Its portfolio has grown by three
more attractive properties. The completion date for the
acquisition was 1 November 2021 and the invested volume is
approx. CHF 45
million. | |
