Annual reports of the three UBS real estate investment
products UBS «Sima»1, UBS
«Foncipars»1 and UBS
«Swissreal»1 | |
All three real estate investment products were able to
impress with very solid annual results as of 31 December
2019. UBS «Foncipars» is increasing its
distribution and, thanks to the proceeds from
divestitures, will additionally carry out an
extraordinary and one-off capital distribution. UBS
«Sima» and UBS «Swissreal» are keeping their
distributions at the previous year’s levels.
The ex-dividend date is 7 April 2020 and the
value date is 9 April 2020.

«Sima» continues its success story with an extremely
successful annual result | |
The 3.8% increase in inventory value per unit was
achieved as a result of the positive growth in open
market values as well as successfully completed
renovations and new building activities; this
contributed to a very attractive return on investment of
7.7%. The portfolio value of UBS «Sima» is
approximately CHF 9.9 billion. The distribution remains
at the previous year’s level of CHF 3.25. The resulting
distribution yield is 2.5%, based on a market price of
CHF 127.60 at the end of 2019.

As notified on Friday 27 March 2020 in a media release,
in light of COVID-19, UBS Fund Management (Switzerland)
AG has taken the decision to postpone the capital
increase (initially planned for UBS «Sima» for
late April/early May) until June 2020. The fund
management company is closely monitoring current
developments on the real estate markets and reserves the
right to further postpone the capital increase dependent
on future market developments. The
precise conditions of the planned capital increase will
be announced in May 2020.

«Foncipars» increases the value of its portfolio by
4.2% to CHF 1.49 billion | |
The rise in net inventory value per unit of 7.0% and the
distribution kept at last year’s level result in a very
attractive return on investment of 10.3%. Rental income
was up CHF 2.6 million, or 3.4%, to CHF 79.0 million.
This gratifying result has allowed to increase the
distribution to CHF 2.55 per unit. Given the favorable
market conditions, fund management has also decided to
pay an extraordinary, one-off dividend of CHF 0.25 per
unit.

«Swissreal» enjoyed gratifying performance of 23.5%
in 2019 | |
Thanks to successful renovations and new building
projects, the market value of all the properties was up
0.8% to around CHF 1987 million. Rental income was CHF
98.9 million, up 0.5% on the preceding year, with a rent
default rate of 5.1%, which continues to be low for a
commercial real estate portfolio. UBS «Swissreal»
achieved an attractive return on investment of 5.5%, its
net investment value per unit up 1.0% to CHF 63.04.

AST-IS1 wins IAZI Real Estate Investment
Award 2020 | |
IAZI honored UBS AST-IS investment group with the
accolade for best real estate portfolio management in
the category ‘Best Latin Switzerland Properties’ for
2019. UBS AST-IS has a portfolio of 132
properties, broadly diversified by region, use, size and
age. The award was conferred for the sixth time. The
winners were determined using eight metrics from the
IAZI Swiss Property Benchmark®. UBS AST-IS thus
continues to enjoy the recognition IAZI has granted it
over the past few years for Real Estate Switzerland
investment products.

Rental success in Ambassador
House | |
Ambassador House in Zurich-Nord will welcome Implenia as
a new tenant. After the tenant expansion phase in the
summer of 2021, Implenia will move into its new office
space of around 12 000 m2 which will become
its new headquarters. With this rental success around
85% of the office space in Ambassador House has now been
