Direct Residential1 and UBS Direct
Urban1 publish their half-yearly
financial statements as at 31. December
2019 | |
UBS
Direct Residential further strengthened its
profitability and increased its rental income by CHF 2.2
million on the preceding year. The sharp reduction in
the rent default rate from 7.9% to 5.5% within one year
also contributed to this result. For example, the
residential property in Egerkingen, which was completed
in November 2019, is already fully leased and
contributes to the fund’s positive prospects.
UBS Direct Urban continued its
successful performance and reports solid half-year
results. Profitability was significantly increased by
the further reduction in vacancies (6.4% as at 31
December 2019, or 5.4% as at the reporting date), the
initial occupancy of the new build in Aarburg and an
acquisition in St Gallen. Supported by the forthcoming
completion of two new construction projects in Locarno
(spring 2020) and Zurich (late 2020), the outlook looks
extremely confident for UBS Direct Urban.

Full occupancy for UBS «Swissreal»1 at
Flurstrasse in Zurich | |
Built in 1969 as the Pirelli House, the property at
Flurstrasse 62, Zurich, has undergone complete
refurbishment since May 2018 and has now been
repositioned under the label F62. The building is
centrally located in the Zurich-Altstetten district,
which is densely populated and has excellent
infrastructure with optimal access to traffic routes and
public transport. The entire property had already been
leased to ELCA Informatik AG during the refurbishment
phase on a long-term basis, who have now moved into
their new Zurich headquarters on schedule following
completion of the work. This rental success vindicates
the strategic objective of further rejuvenating the
portfolio and will strengthen the profitability of
UBS «Swissreal»1 on a sustainable
basis. | |
Things are moving upwards for the «Claraturm» tower in
Basel! | |
Structural work on the three basement floors and the
ground floor was completed at the end of 2019.In the
meantime, the third floor has been completed and week by
week a new floor is being added. Structural work is
expected to be completed by fall 2020 and the UBS
«Sima»1 project, with an investment
volume of around CHF 120 million, is scheduled for
completion by fall2021. An approximately 100-meter high
tower and a roughly 20-meter high annex will be built
providing residential, commercial, and retail space,
whereas the residential component will be clearly
predominant. Commercial and restaurant areas are planned
on the ground floor.

New tenant in the Airportal in
Glattbrugg | |
The prestigious office building Airportal from
UBS «Sima» is ideally located in
Opfikon-Glattbrugg between the airport and the city of
Zurich. On June 1, 2020, Eiffage Suisse AG will move
into around 2,000m² of office space. Eiffage Suisse AG –
a subsidiary of the Eiffage Group with around 65,000
employees – is a leading company in project development
and general and total contracting. The new Zurich
offices in the Airportal will also become the new
headquarters of Eiffage Suisse AG.

sustainability standards. To do this, we optimize
processes, quality and efficiency. In terms of the
construction materials we use, we strive to avoid
pollutant emissions and achieve high recyclability.
