UBS, a leading investor in real estate, actively seeks investments in apartment, office, retail and industrial properties throughout the United States. We have the experience and flexibility to fund investments using a variety of structures including all-cash acquisitions, leveraged acquisitions, assumption of existing debt, joint ventures, participating debt, forward commitments and incentive management structures. Investment strategies range from core properties to value-added investments, involving renovation, rehabilitation and/or repositioning.

UBS Realty uses a multi-faceted approach to source new investments.

Core Investments

We acquire investments either through brokers or directly from owners and have strong relationships with national and regional developers. These relationships are maintained by our acquisition unit with responsibilities divided regionally. Value-added Investments

Value-added investments are typically identified, pursued and acquired in conjunction with an operating partner or a service provider (a "Strategic Partner") that will make a major contribution to the implementation of the value-added strategy after acquisition. Our Strategic Partners' interests are aligned with ours through economic incentive provisions that recognize the performance level of the investment.
