Capital increase for UBS
«Sima»1 | |
From 11 to 19 June 2020 UBS Switzerland AG will carry
out a capital increase with subscription rights for
UBS «Sima». UBS «Sima» is continuously
carrying out acquisitions and commissioning construction
projects. The activities of the last few months
underline the steady growth of the portfolio that
further improve its quality and diversification.
Construction projects in excellent locations in the
regions of Basel, Vaud, Geneva and Zurich have enabled
the portfolio volume to grow by approximately CHF 221
million. UBS «Sima» has proven its successful
investment concept as a Swiss real estate fund with a
long-standing growth and diversification in the
portfolio of residential buildings and commercial
properties generating stable income and sustainable
growth throughout Switzerland. Payment
for and delivery of the new units and publication of the
result of the issue are due on 26 June 2020.

Repositioning and energy upgrade on Hauptstrasse in
Binningen | |
The outdated property at Hauptstrasse 34 in Binningen
(BL) owned by UBS «Sima» is underway to become
fully upgraded. In future, the former residential and
commercial property will house the central site of
Psychiatrie Baselland. A 25-year lease has been signed
with the tenant. Swiss Post, which already has a branch
in the building, will also remain as a tenant following
the rebuild. The upgrade covers the entire building's
core and the actions taken will have a sizeable impact
on the building’s energy footprint. Completion of the
upgrade is scheduled for early October.

Full upgrade for UBS «Anfos»1 on
Rütschistrasse in Zurich | |
Built in 1910, the property owned by UBS «Anfos»
has been undergoing a full upgrade since the beginning
of April 2020 so that it will meet present-day standards
for modern urban living once again. In addition to the
classic upgrade of bathrooms, kitchens and facades,
floor plans are also being adapted to current needs.
Particular focus is being placed on the stairs, which
are being restored to their original condition by, among
other things, removing the covering from terrazzo
floors. To be up to date again in terms of
sustainability, triple glazing will be installed in the
windows, oil heating will be replaced by a geothermal
heat pump, and the roof will receive an energy upgrade
in line with current safety standards. The investment
volume amounts to around CHF 3 million.

Swiss real estate investments remain
attractive | |
Despite the high level of uncertainty due to the
Covid-19 pandemic, the Swiss real estate market
continues to remain attractive. The medium risk premium
– i.e. the difference between a property’s purchase
yield and the yield on a 10-year Swiss government bond –
reached just under 2.4% in the prime segment in Q1 2020,
i.e. 70 basis points higher than the historical average.
The effects of this exceptional situation are likely to
burden rental income potential in 2020 in certain
commercial sectors. But, given the persistently low
level of bond yields and potentially lower dividend
returns on the equity market, distribution yields on
Swiss real estate investments are likely to continue to
remain interesting.
