Direct Residential1 plans a capital
increase for October/November 2021

UBS
Fund Management (Switzerland) AG plans to carry out a capital
increase with subscription rights amounting to roughly CHF 97
million for UBS Direct Residential (sec. no.: 2646536)
at the end of October/beginning of November 2021. The proceeds
from the capital increase will primarily be used to acquire
properties, finance refurbishments and construction projects,
and to repay debt. The detailed terms and conditions of the
planned capital increase will be published at the end of
September 2021. The fund management company reserves the right
to postpone this capital increase depending on market
developments. | |

«Foncipars»1 makes acquisition in Bulle in the
canton of Fribourg | |
UBS
«Foncipars» was able to acquire a fully let apartment
building in a popular, quiet and well-developed neighborhood
near the city center of Bulle on 1 July 2021. The four-story
residential complex was built in 1994 and contains 40
apartments with a mix of 2 ½ to 4 ½ room apartments. To meet
the sustainability aspects of the fund, the existing oil-fired
heating system will be removed over the coming years and heat
generation will be ensured in the future by connecting it to
the planned district heating network. The property, which
represents an investment volume of around CHF 16 million,
harmonizes perfectly with UBS's «Foncipars»
portfolio strategy in terms of use and
location. | |
A clear "yes" for the Lindenmatt-West development plan in
Bolligen | |
The
UBS «Anfos»1 housing estate on
Hühnerbühlstrasse in Bolligen in the canton of Bern comprises
200 apartments and was built in 1960/61. As part of the
planned overall rehabilitation, a single-story addition with a
total of 36 apartments is envisaged. This required a public
planning procedure with an amendment to the building
regulations, which was put to a municipal vote on 13 June.
More than 63% of Bolligen voters approved the design plan.
This makes it possible to begin with the further planning of
the redevelopment and addition of new floors to the
residential complex. The phased construction work is expected
to start at the end of 2023.

Direct Residential - Where I'm at home

Launched
in 2006 as a closed-end fund, UBS Direct Residential
Plus was successfully listed in the fall of 2010, becoming
today's UBS Direct Residential. Started with just eight
properties and a market value of around CHF 20 million, the
broadly diversified portfolio of the directly invested real
estate fund now comprises 77 properties. The market value
amounts to approximately CHF 776 million (data as per
half-year financial statements 31 December 2020). UBS
Direct Residential pays special attention to social
sustainability, and is committed to offering attractive
living spaces that offer good value for money and where
tenants can feel at

UBS Direct Residential fund team is made up of four
employees from Asset Management (Michel Blanc), Construction
& Development (Thomas Schulz), Accounting &
Controlling (Dirk Mokry) and the Fund Manager (Christian
Sturm).
The
team has been working together successfully in this
composition for several years - through personal
identification and the use of potentials. The creation
