Direct Urban1 acquires in Basel

As
per 1 January 2021, UBS Direct Urban has been able to
acquire a fully leased commercial property in the city centre
of Basel. The investment volume amounts to around CHF 25
million. The property, which was built at the beginning of the
70s and has been maintained on a continuous basis, is
characterized by its well-developed and well-frequented
location. The seven-story building allows access on two sides
and was designed for office and retail use. A restaurant is
located on the ground floor and mezzanine that has been
operating there for 15 years and is well established in the
City of Basel. The space on the upper floors, comprising
around 2,000 m2, is solely occupied by the main
tenant who is active in the education sector.

Direct Residential1 acquires a property
portfolio in an urban location

Taking
effect retrospectively on 1 January 2021, UBS Direct
Residential acquired a portfolio of two properties with
rental income potential in the City of Basel. Among other
aspects, the fully leased portfolio, which has an investment
volume of about CHF 17 million, is notable for its great
location quality. One of the properties with 19 apartments in
Sperrstrasse lies right next door to the Messe Basel trade
fair and exhibition center. The other property is located in
Belchenstrasse in the very popular Gotthelf residential
district, within walking distance to Schützenmatt Park. In
addition to 18 apartments, the building also accommodates
commercial space on the ground floor and storage space in the
basement. | |

«Swissreal»1 renovates in Lausanne

UBS
«Swissreal» holds a mixed-use property with various
offices, practices and shops as well as 13 apartments on the
Avenue Villamont in the center of Lausanne. The building was
constructed in 1958 and due to its age it no longer meets the
modern-day environmental standards, with an immediate
renovation necessary. In spring 2021, the facades, including
the balconies, were renovated, the oil heating system was
replaced with an air heating pump and a photovoltaic system
was installed on the roof. Likewise, the building systems have
largely been renovated and both elevator systems refurbished.
The building is now also handicap accessible and has been
modified to meet current safety standards. The renovations
have resulted in a reduction of the property’s energy
consumption of around
