The winner of the architectural competition for the new
construction project «Les Acacias» in Geneva has been chosen

Last
year, UBS «Sima»1 launched an architectural
competition in the form of a two-stage study for the new
replacement building «Les Acacias» in Geneva. In the first
stage of the competition, the eight submitted studies were
compared and the top three were shortlisted. In a second
stage, which began in January 2020, the contenders were given
the opportunity to further elaborate their studies. The
winning project «Les Acacias» was designed by the two
architectural offices Magizan and CCHE in collaboration with
Losinger Marazzi SA. This project envisions around 350 flats
with commercial space on the ground floor and around 170
parking spaces spread over two underground levels.
Minergie-Eco certification is also in planning, as well as a
connection to the GeniLac network (with GeniLac, inner-city
buildings near the lake are cooled with lake water in a
carbon-neutral method). Construction is scheduled to begin in
spring 2022 and end in summer 2025. The investment volume
amounts to around CHF 175
million. | |

The
team
We
ensure sustainable investments for our property
investment products – guided by this
principle, the seven-member team led by Matthias
Jäger, Head of Acquisition & Disposition, is
responsible for all the real estate transactions
of Real Estate Switzerland. By means of the broad
network and in-depth expertise of the AD team, the
core task lies in the acquisition of existing
properties, but also new construction projects or
building land that meet the investment preference
of our real estate investment products. The
purchase process includes all activities from
initial contact with market players and
examination of offers to the signing of the
purchase agreement and transfer of the properties
to the asset manager responsible and their
incorporation into the relevant RE-CH real estate
investment product. In addition to acquisitions,
the sale of properties that no longer conform to
the strategy are also handled. This process is
managed by the transaction manager with designated
brokers. |

Acquisition of an additional residential property in Onex for
UBS «Foncipars»1

On
1 October 2020, UBS «Foncipars» acquired a residential
property on Avenue Bois-de-la-Chapelle in Onex in the canton
of Geneva. The property was built in 1970 and consists of a
long row of buildings with several entrances. The facade, roof
and windows were renovated in 2016 as part of an exterior
renovation, together with the neighboring properties. UBS
«Foncipars» has acquired an entrance to the
building – 40 flats, a storage area and 31 parking spaces –
and the proportionate co-ownership of the surrounding
community plot with an investment volume of around CHF 21
million. With the current rent of approximately CHF 750,000
per year, the property has high rental income
potential. | |
Staying fit in a low interest rate environment
| |
The
outbreak of COVID-19 points to a prolonged continuation of low
interest rates, which is likely to underpin the attractiveness
of real estate investments. However, this environment also has
side effects that must be taken into account in the investment
approach. Professional investment management becomes central
in capitalizing on the positive outlook for real estate
investments in order to generate profit successfully.
