Two consolidations for UBS «Anfos»1

UBS
«Anfos» acquired two properties as of 1 September 2020 –
Lenzenholdstr. 2, 4, 6 in Moosseedorf (BE) and Löwenmattweg
39, 41 in Münsingen (BE). These properties, acquired as
consolidations to existing properties, comprise a total of 38
apartments and have a gross income of CHF 590,000 per year.
Thanks to these two purchases in attractive municipalities
just outside of Bern, the regional diversification of UBS
«Anfos» has been strengthened, opening up additional
potential for future renovation and/or densification
activities. | |

«Foncipars»1 |

UBS
«Foncipars» is the oldest real estate fund
still active in Switzerland and was launched on 23
April 1943 by SAGEPCO, a company based in
Lausanne, with Louis Zapelli as its first
portfolio manager. The former Swiss Bank
Corporation – now UBS – assumed the role of
custodian bank from 1945. A second fund, Foncipars
Série II, was launched in 1960. This was followed
in 1995 by the takeover of two funds including
management by HIMAC – now UBS Fund Management
(Switzerland) AG – in Basel, ultimately leading to
the merger of the two funds «Foncipars Série
Ancienne» and «Foncipars Série II» in
2002 to form UBS «Foncipars».
The
name UBS «Foncipars» comes from the French
words «foncier (-ière)» = land, property and
«part» = part, share.
UBS
«Foncipars» now holds 128 properties with a
market value totaling CHF 1.5 billion. The Fund
invests mostly in residential properties in
Western Switzerland, almost 90% of which are
located in Geneva and Lausanne and their
surrounding areas.

«Foncipars» holds a substantial portfolio in
Lausanne with sound properties close to the center
from the early twentieth century – polished
herringbone parquet floors, high ceilings with
stuccowork and generous layouts. Entire continuous
street blocks belong to the Fund, e.g. in the
quarter opposite the Parc de Milan, between Avenue
Dapples and Rue Voltaire, north of Ouchy.
The
properties with a total of 10 house numbers dating
back to 1905 comprise the Fund’s pearls and
contain 108 apartments. The impressive feel
radiated by the rooms in these grand residences is
inseparably associated with their history and that
of UBS «Foncipars».

AST-IS1 buys up in Arlesheim

As
of 1 October 2020, UBS AST-IS will acquire two
apartment buildings in Arlesheim BL, one of the most popular
residential municipalities on the edge of Basel. These two
attractive properties, which are neat and well maintained,
contain 38 apartments. The eight-storey buildings are part of
an overall development with a total of eight identical
building shells. The underground car park is situated beneath
the generous, park-like open spaces. Thanks to this
acquisition with its above-average location quality and an
investment volume of around CHF 17 million, the investment
group is continuing to grow in line with its
strategy. | |
Business as (un)usual – Real Estate Outlook Switzerland – 2Q20

So
far, the new normality appears to be nothing but business as
usual in the Swiss real estate investment market. The
continuation of the rather low interest rate environment keeps
driving investors towards rental property acquisitions, which
fuels the transaction activity and leads to further cap rate
compression. Multifamily property investments are particularly
favored due to their resilient nature in these very uncertain
times. | |
